Updated Kitchen Or Larger Square Footage?

This, of course, would not apply if the difference in square footage is minimal. Let’s say there’s two similar homes in the same neighborhood and one house is 1,800 square feet with an updated kitchen, and one house is 2,000 square feet with an outdated kitchen. The one with the updated kitchen will most likely appraise higher. The square footage difference needs to be a minimum of 20% greater to potentially make a significant impact.
